Home Inspections. What are they and why you need one.

A home inspection is a limited non invasive examination of a home. Often in connection with the sale of that home. Home inspections are usually conducted by a home inspector who has the training and certifications to perform such inspections. The inspector prepares and delivers to the client and written report of the findings. The client then uses the knowledge gained to make informed decisions about their pending real estate transaction. The home inspector describes the condition of the home at the time of inspection but does not guarantee future condition, efficiency, or life expectancy of systems or components.

Don't confuse a home inspector with a real estate appraiser. Home inspectors do not determine the value of the home. They only report on the deficiencies and general working condition of components found throughout the home. If you've recently made an offer on a home and your offer gets accepted, the next step is to order a home inspection.
